Why caps fail in Los Angeles and what a correct install involves

Two things kill caps here. Marine air and ground movement. On stacks near Venice, Playa del Rey and San Pedro, galvanized caps rust at the welds and legs first. The mesh goes before the lid does. Inland, the crown cracks in a quake, the masonry separates, and the cap's anchors lose their grip. A cap mortared onto a failing crown comes off with it.

Mounting depends on what is up there. Clay tile liners from the 1920s through 1950s take a clamp-on cap banded to the tile. Screwing into brittle old tile can split it. Unlined brick in pre-1930 bungalows and Spanish-style homes gets a crown-mounted cap anchored outside the flue instead. Multiple-flue stacks on period-revival houses need one custom top, measured on the roof, fabricated off-site.

Factory-built metal fireboxes with Class A pipe in a chase are a different animal. Those need the cap listed for that chimney brand. A generic cap breaks the listing. Often the rusted-through chase cover is the actual leak, and a new cap hides nothing.

In brush-adjacent canyon and foothill areas, the arrestor screen is the point of the cap. Mesh must meet California spark arrestor rules, not just look fine from the driveway.
