What a fireplace inspection in Los Angeles is actually looking for
Ground movement is the root cause here. Chimneys are rigid stacks on a flexible house. Every shake racks the masonry a little. Crowns crack. Mortar joints open at the roofline. Clay tile liners shift and shear inside. None of that shows from the living room. It shows on a video scan, which is why a Level 2 inspection is the honest call after a quake or before a sale.
Housing stock decides the findings. Pre-1930 bungalows and Spanish-style homes often have unlined brick, so there is nothing between fire and framing but a wythe. Clay tile liners from the 1920s through 1950s may be intact or may be gone in sections. Period-revival houses often stack two or three flues in one chimney, and smoke from one can cross into another. Shallow period fireboxes and Rumfords roll smoke when the opening outgrows the throat.
Prefab systems from the 1970s onward fail differently. Chase covers rust through near the coast. Rain gets into the chase and ruins the firebox and the Class A pipe.
Low-use flues collect nests and leaves. In fire-hazard zones, a missing or undersized spark arrestor is a code problem and a neighborhood one.
Gas log conversions get checked for one thing first: a damper clamped permanently open.

What happens after you call
- 1
Call and tell us what the fireplace is doing, or not doing. We book a two-hour window and text you when the tech leaves, so you are not guessing all day.
- 2
The tech walks the firebox and roof first, then hands you a firm number before a brush comes out. The free estimate depends on flue type, cap or spark arrestor replacement, and creosote buildup.
- 3
We sweep, make the repair, run a draft test to confirm it pulls, then vacuum the hearth and take the drop cloths with us. You pay the quoted figure, and anything we find gets approved by you first.
